FEE ESTIMATES:
RESIDENTIAL CONVEYANCING
We have a reputation for providing a high level of service with a designated Conveyancer at a cost which is extremely competitive. We offer a fixed fee for this type of service which is based on the value of the property in question.

SALES & PURCHASES

Our fees for a Sale and/or Purchase will range from £650.00 to £2,500.00 based on a straightforward Freehold Registered title. Our fees will depend on the value of the property. Please contact us by telephone on (029) 2039 5888 or email [link] to obtain a written estimate.

DISBURSEMENTS

Disbursements are costs related to third party services which we pay on your behalf.

 

Office copies of your title: £3 per document – provided to Sellers’ Solicitors

Electronic ID check: we are obliged to obtain up to date identification documentation and carry out verification checks for all clients including ongoing clients

Search Fees: Dependent on Local Authority

Bankruptcy Search: £2 per name. If you are getting a mortgage, we are obliged by your Lender to undertake a bankruptcy search against your name

Land Registry pre-completion search – £3 per property title. On a purchase, just prior to completion, we undertake a search of the Land Registry records to check there has been no changes to the registered title since the contract paperwork was supplied by the Sellers’ solicitor

Land Transaction Tax / Stamp Duty Land Tax: 0-12% of the purchase price. The amount payable depends on the property purchase price and other circumstances.

HM Land Registry Registration Fees: £45 -£1,105.00 Following completion of a purchase we will submit an application to HM Land Registry to register the purchase and mortgage (if applicable). The fee varies depending on several factors including the purchase price.

ADDITIONAL SERVICES

In most cases we do not need to revise our fees. Sometimes however during the transaction matters emerge or the matter becomes more complex which can in turn increase costs.

Please be assured that most of the service and fees detailed will not be relevant to your transaction but we prefer to advise you in advance of the possible scenarios. A summary of the most common additional Services and Fees are set out below:

  • Completing and submitting an LTT/SDLT Return – £75.00
  • Electronic Money Transfer Fee – £35
  • Mortgage Lender Fees £80 – £150 (as per mortgage offer)
  • Lease Title – £180 – £350
  • Unregistered Title – £250 – £360

  • Expedited Property Transaction Fee – exchange & completion within five working days of each event – £100
  • Help to Buy Scheme – £250
  • Help to Buy ISA Scheme – £50
  • Obtaining Title Indemnity Insurance – £75
  • Dealing with gifted deposit – £125
  • Lender Portal Fee – £30

All costs are subject to VAT at standard rate

A Remortgage is when you swap mortgage lenders. Remortgaging your property can be a good way to free up equity or cut costs.

Liane Farthing

LIANE FARTHING

Director and Head of Property & Private Client

Qualified: 1990

Liane is head of Property Law and Private Clients. In addition to this role Liane also manages Hopkins Law with responsibility on operational and strategic issues including finance, IT, staff, compliance and employee well-being. Following qualification, Liane practised as an in-house lawyer followed by management roles at the Principality Building, roles which helped Liane combine legal expertise with management. Since then, Liane has worked at Eversheds, latterly Berry Smith where Liane established an Equity Release team, acting for one of the country’s leading providers. <br>

Liane joined Hopkins Law as a Partner in November 2007 to head the firm’s Property Department. Her years of experience allow her to deal with all the aspects of property transactions, including Residential Sales and Purchases, Leases, Remortgages and Equity Release. Liane combines professionalism with an approachable style.

Emma has over 20 years experience having qualified in 2002. From 2008 to 2018 Emma was a Partner at James Morgan & Co, joining Hopkins Law in September 2019. Emma has a considerable breadth and depth of experience in conveyancing, dealing with leasehold, freehold, new build, help to buy and shared ownership transactions throughout England and Wales. When acting for clients, Emma understands the importance of keeping both our clients and the other parties involved, such as mortgage brokers and estate agents, updated on any progress. This helps to ensure the transaction proceeds as smoothly as possible. No doubt that explains why much of Emma’s work is derived from client and professional recommendation.
